Sunray Development Lot is For Sale
June 2026
Sunray Development at 8859 Beachwood Rd/Robert St, approved by our Town Council in Nov 2025 is now listed for Sale.
The 30-acre parcel of land is a proposed/approved draft development for 474 units (36 semi-detached homes, 314 townhouses and 124 mixed-use units in two six-storey buildings).
Part of this development was originaly designed as Natural Heritage Category 1 and 2 with Wetlands in the Official Plan, but wetlands will be filled and paved.
The property is now listed for sale on reaaltor.ca for $17.250 million, with a profit estimated at around $12M which means Sunray never really planned to build but just to get a draft plan approval and sell to make a quick profit, common developer sheme.

On Nov 27 Wasaga Beach Council approved the Sunray Development at 8859 Beachwood Road & Robert Street, amendments to Official Plan, Zoning Bylaw and site plan, on the same day the new Opfficial Plan and West End Secondary Plan was approved.
The subdivisiion is packed with exceptions for a total of 474 units, two 6 story buildings along Beachwood Road (124 condos units), 314 townhouses and 36 semi-detached houses and 472 sqm of commercial.
The Natural Heritage Features category 1 & 2 have been removed from this lot (30% of the surface of the lot) and that the wetlands will be paved.
We noted that this application was expedited in 12 months and that Sunray is the same company offering to build a Marriott Hotel at Wasaga Beach Area 1. Now the future will say if Sunray will develop and build or just resale the land with the approved development at a much higher price than the initial lot purchase.

West-End Flood Channel Romanin Parkland Agreement
July 2025
On July 17, 2025, the Town of Wasaga Beach signed a new agreement with Romanin Contracting Ltd about the West End Flood Channel.
As the channel has to go trough Romanin’s land, Romanin was able to negotiate some conditions favorable to it’s development project.

New Romanin-Beachwood Development Inc, material.
December 2023
Romanin-Beachwood Development Inc, submitted new material to the Town on December 8, 2023.
The new submission includes new Site Plan, Environmental Assessment, Engineering, Geological, Hydrological, Landscaping, Noise, Traffic, Planning (Official Plan and Zoning By-Law amendments requests), and Urban Design, almost a full new application. The site plan is very similar, the main change is that they replaced the few detached houses with more townhouses.

In a recent letter by the NVCA to the developer, the Conservation Authority upheld their opposition to Beachwood Development Inc. to proceed with the development in its current form.

NVCA recommends to reject development proposal in its current form
August 2nd, 2021
In their comment to the Town of Wasaga Beach, the NVCA states that "NVCA staff will not be in a position to support the residential development concept, as proposed" due to "the negative impact that complete removal of wetlands on the property would pose to inherent ecological and hydrologic functions."
Use our template to send a letter to the NVCA asking them to stand firm on their recommendation, or sign up as a member to read their full comment in our Documents section.

Town Schedules Public Consultation Meeting for August 19th 2021

The Town of Wasaga Beach has announced that a Public Consultation Meeting for this high-density development proposal will be held virtually via Zoom on August 19th 2021. To participate, register with planning@wasagabeach.com by August 17th.
We strongly advise concerned residents to file their concerns with the Planning Department well in advance of this meeting by August 12th, by sending a personal letter using our Step-by-Step guide.
